The timeline will vary depending on your circumstances, but on average it takes around 8–12 weeks from offer acceptance to completion. Factors such as mortgage approval, and surveys can affect the duration.
You will need to budget for solicitor’s fees, stamp duty, and moving expenses.
In Scotland, it is the property seller that needs to pay for a home report, this is specific to the Scottish system. It will include a single survey, an energy report, and a property questionnaire. These need to be completed before a property is put on the market.
Your deposit, which is usually a minimum of 5% of the property valuation, along with a “Decision/Agreement in Principle” from your mortgage provider.
